As we roll into August, which represents the tail end of summer and the hottest part of the year, there are a few maintenance items that you should keep in mind to make sure that your properties are running at peak performance.<\/p>\n
As the property maintenance orders roll in, property managers can take heed and prepare their building during the hotter months! Though not a definite list, these few tasks ensure an adequate inspection of your building during the summer.<\/p>\n
Replace air conditioner filters. <\/strong>The air filter on your heating and cooling system needs to be replaced somewhere between one to three months to keep the air in the building clean and flowing freely. If you forget to do this simple activity, the air conditioner is going to have extra strain put on it potentially causing bigger maintenance problems \u2013 that could cause more maintenance orders!<\/p>\n Test smoke detectors. <\/strong>You typically want to do this once a quarter outside of changing the battery every so often.<\/p>\n Check the building\u2019s windows and doors for proper sealing. <\/strong>Replace weather-stripping as needed so that once the weather does change over, you don\u2019t have to worry about it.<\/p>\n Take a look at the gutters. <\/strong>Even though cleaning out the gutters is typically an autumn maintenance task, it\u2019s always a good idea to check (and double check) that the gutters aren\u2019t overflowing from debris and summer dust. All property managers will understand that healthy gutters are essential to a sturdy building.<\/p>\n Enjoy the remainder of summer while it’s still with us, but don\u2019t let your property maintenance fall by the wayside \u2013 possibly causing you bigger problems and a greater influx of maintenance orders.<\/p>\n
